Project
Alpenchalets Turracher Höhe
Alpenchalets Turracher Höhe is located at an elevation of 1,800 metres. This park consists of 49 detached design chalet homes. They are designed in such a way that they fit in well with the natural surroundings and offer excellent living comfort. In this phase, 28 luxury design chalet homes are realised.
The position and the view of each chalet is determined based on the environmental features such as trees, rocks and the slope of the hill.
The glass façade not only provides an abundance of light but also guarantees a panoramic view of the ski pistes and the majestic mountain range of the Nock Mountains (Nockberge).
The alpine park is directly accessible from the road and a number of entranceways will lead to the chalets. Each chalet has two private parking spaces. The park has a central reception with a lounge, office, storage areas and a workplace for the caretaker.

As with our other projects in Austria, the chalets are built with first-class materials and have a unique design, lending them an authentic appearance.
The attractive combination of wood and glass gives the chalets a very pleasant ambience. The ultimate in luxury combined with cosiness and comfort.
The location of each chalet is precisely determined on the basis of features in the natural environment such as rocks, trees, brooklets and meadows. Due to the location on the hillside, each chalet has a magnificent panoramic view of the Nock Mountains.
There are two types of chalets to choose from:
Type 130
Enzianblüte
The chalets of this type have three floors. The entrance hall of the chalet has a spacious storeroom and is located on the middle floor. Next to it is the cloakroom, luxuriously equipped with a large coat rack and ski boot heating.
This floor also contains the spacious living room with its open kitchen, sitting area and dining area. The characteristic panorama windows ensure that you can enjoy a magnificent view. The large French doors connect the living room with the spacious terrace.
What makes this design extra special is its layout with a mezzanine to the top floor. In combination with the very high windows, this creates a beautiful spatial effect.
On the top floor there are two bedrooms, one of which has a luxuriously equipped, en suite bathroom with a rain shower, toilet and designer washbasin.
On this floor you will find the in-house wellness area with a Finnish sauna of the brand Jacuzzi®, a rain shower, toilet and design wash basin. The luxurious in-house wellness room has direct access to the terrace. Optionally, a HotPot can be placed on the terrace to make the wellness experience even more complete.
On the ground floor are two bedrooms, both with a luxuriously equipped en suite bathroom featuring a rain shower, toilet and designer washbasin. Both bedrooms have a fantastic panoramic view, as well as access to the balcony.
Type 140
Zirbendurft
The chalets of this type have two floors. On the ground floor is the entrance hall with its spacious storeroom. Next to it is the cloakroom, luxuriously equipped with a large coat rack and ski boot heating. On this floor there are three spacious bedrooms, all with a luxurious en suite bathroom featuring a rain shower, toilet and designer washbasin. The two bedrooms in the front have a beautiful panoramic view and access to the terrace.
On the ground floor you will also find the in-house wellness area with a Finnish sauna of the brand Jacuzzi®, a rain shower, toilet and design wash basin. Optionally, you can choose to have the terrace extended to accommodate a HotPot, to make the wellness experience even more complete.
Upstairs is the spacious living room with its open kitchen, spacious seating area and dining area. The characteristic panorama windows ensure that you can enjoy a magnificent view. The sloping roof and the massive roof beams create a feeling of space. The large French doors connect the living room with the spacious terrace. On this floor is the master bedroom with a very luxurious en suite bathroom. This spacious bathroom features a freestanding designer bath, a rain shower, toilet and designer washbasin. Both the bathroom and the master bedroom have a French balcony.

Austria’s best kept secret
Austria’s best kept secret is without doubt the Turracher Höhe, the mountain pass that connects Carinthia and Styria.
The former spa resort is known for being one of the most attractive holiday locations in the region and if you are looking for winter fun, the Turracher Höhe is the place to be. This is a wonderful family-friendly ski area with many cosy mountain restaurants.
The high elevation (1,800 metres) and the many snowmaking facilities guarantee perfect snow conditions throughout the winter season. The season starts as early as the end of November and only ends at the beginning of May.
The modern lift system ensures that you do not have to wait anywhere and can spend all your time on the pistes. A total of 15 lifts and almost 42 km of ski runs offer you a challenging skiing area with a wide range of options at elevations between 1,400 and 2,200 metres.
Around Lake Turrach there are 15 kms of beautiful and carefully prepared cross-country skiing trails, some of which even cross the lake. The winter landscape with its unspoilt nature and pure mountain air is a delight for winter hikers.

The ski area of Turracher Höhe is a real winter paradise for winter sports enthusiasts! A ski shuttle provides a regular shuttle service across the park during the winter months and takes you conveniently to the foot of the pistes.
In winter, the idyllic Lake Turracher turns into a giant expanse of ice. A lap around the lake on the perfectly prepared pistes is a unique experience for skiers and snowboarders.
For the real adventurers, there is also plenty to do! There is a Fun & Snow Park with a length of 1.5 km. Here, young and old alike can show off their best moves. And every Wednesday there is night skiing.
All these spectacular elements are sure to make the heart of any winter sports adventurer beat faster!
Bad kleinkirchheim - OVER 100 KM OF ADDITIONAL SNOW FUN
At less than a 30-minute drive from Alpenchalets Turracher Höhe, the large ski area of Bad Kleinkirchheim offers over 100 kilometres of pistes.

In the summer, too, it is lovely to be here. The area is ideal for hikers. Mountain bikers can enjoy trails for all levels.
For golf enthusiasts, there are two 18-hole golf courses in the area: Bad Kleinkirchheim is a 25-minute drive away and it is a 40-minute drive to Murau-Kreischberg.
Within walking distance of Alpenchalets Turrach you will find the beautiful Lake Turrach and the village centre with its various shops, cosy restaurants and sunny sidewalk cafes.
Turracher Höhe is an ideal holiday destination for cyclists and mountain bikers. Around Turracher Höhe there are numerous mountain bike trails and recreational cyclists can venture on a variety of less challenging tours. Cyclists on racing bicycles will enjoy the steep climbs near the Turracher Höhe. For hikers, a visit to the Nockberge Biosphere Reserve is highly recommended!

Getting there
The Turracher Höhe is located in the region of Murau, in the state of Styria near the border with Carinthia.
Follow the A10 Salzburg – Villach, leave the motorway after the Tauern tunnel at St. Michael and continue in the direction of Murau.
At Predlitz, take the pass to Turrach. The drive from the Netherlands is easy and takes approximately 10 hours. The airports of Klagenfurt, Graz and Salzburg are 1 – 2 hours away.

RENTING OUT AND MANAGEMENT
For the renting out and management of the chalets, each buyer signs an individual agreement with the management organisation of the chalet park: Alps Residence. Alps Residence has extensive experience in managing chalet parks in Austria. They take care of renting out the chalets and manage the park, the reception and the general facilities.
Alpenchalets Turrachter Höhe has been designated for recreational use with an obligation to rent out. Recreational use means that the zoning plan requires the short-term use of the chalets by alternating holidaymakers. Of course, the chalets can also be used for your own holidays.
You are also allowed to play a part in the renting out of your chalet through the management organisation. The rental payment is always per chalet and does not take place through a pool.
With this management, you can be assured that everything is taken care of and that your property is maintained well, whilst yielding an excellent rental income. For more information, please read the information on letting, management and return.
